1. Who we are
This website is operated under the Constanta Estates brand by Individual Entrepreneur Konstantin Lopatovskii, Identification No. 345852053, registered in Georgia. We decide how the personal information described in this policy is used.

2. What we collect
We collect only what you send us. When you submit an enquiry form, we receive your name, email address, telephone number, your message, the language you were reading the site in, and which page the enquiry was sent from.
If you tick the box agreeing to marketing messages, we also record the exact wording you agreed to and the date you agreed, so the consent can be evidenced later.
We do not ask for and do not store your IP address, identity documents, financial details or payment information. No payment is taken through this website.
3. Why we use it
To reply to your enquiry, and to provide the property information, viewings and assistance you asked about.
To keep a record of the enquiry, so a conversation can be picked up again later.
To send occasional updates about properties and services — only if you ticked the box, and only until you tell us to stop.
4. Our legal basis
For answering your enquiry: you asked us to respond, and we have a legitimate interest in replying to people who contact us.
For marketing messages: your consent, which you can withdraw at any time without giving a reason.
5. Who else can see it
Your enquiry is read by Constanta Estates. We do not sell it, rent it, or share it for advertising.
A small number of providers process data on our instructions so the website can run: Vercel (website hosting), Supabase (database and file storage) and MapTiler (map tiles). If you contact us through WhatsApp or Telegram, that conversation passes through those services under their own terms.
We may share information with our professional advisers, or where the law requires it.
6. Where it is held
Our providers may store and process data outside Georgia. We use established providers that offer appropriate protection for the data they hold.
7. How long we keep it
We keep an enquiry for as long as it takes to deal with it, and for a reasonable period afterwards so a conversation can be resumed. Ask us to delete yours and we will, unless we are required to keep it.
8. Your rights
You can ask for a copy of what we hold about you, ask us to correct it, ask us to delete it, object to how we are using it, or withdraw your consent to marketing messages.

9. Changes to this policy
If this policy changes, the new version is published on this page together with the date of the update.
